****7.21.26 7pm: Impact of canal shutdown and Status Update

What Happened? Redlands Water & Power Canal sustained major damage and a breach in the main canal during a flash flood on the Gunnison River last night. Their canals are shut down for the week.

Status Update for Seasons Filings re the Irrigation Canal Shutdown:

  • Filing 1 scheduled turf irrigation ran this morning but drip did not. Owners will need to provide supplemental water.
  • Filing 3 Drip did not run this morning and owners need to provide supplemental water.
  • Filing 4 Courtyard Lots 1-18 turf irrigation ran early this morning and this afternoon during irrigation checks; drip did not run today. Next scheduled watering for turf will be Friday morning starting at 2am and drip in the afternoon. Owners need to provide supplemental water.
  • Filing 4 Custom and Filing 5: If you watered turf on Monday, please only do one more scheduled watering on Wednesday or Thursday this week. If you didn’t water on Monday, then please water 2 days only on Wednesday and Thursday. If drip only, please water only on those days.

Per the latest update this evening from Redlands Water & Power, they have scheduled an excavation contractor to begin work, but that may take through the weekend to complete, and water needs to run through the canals and settle before use.

FAQs:

What is supplemental water? It is water from your household tap, or water transported in. It is not irrigation water from a riser/spigot attached to the irrigation system. Please do not use irrigation water over the weekend.

The pond is full, why can’t we use the water and empty it?  It is preferred to use water when the pond is at a specific level. We encourage users in Filing 4 Custom and Filing 5 to use only a modest amount of water so that all residents who use the canal irrigation will have access to limited irrigation this week.

****10am: Our irrigation canal is now out of water. Filing 1 turf was watered this morning but until the canal is repaired, homeowners will need to use supplemental water for drip systems and any turf irrigation.

****7am: Redlands Water & Power has sent the HOA the message below regarding an interruption in Canal Flow. We would like to point out the following:

  • The Filing 4/5 pond is full and our canal is low but systems can still run today.
  • Scheduled turf watering took place last night in Filing 4 Courtyard and drip watering will continue for today.
  • Scheduled watering took place this morning for Filing 1 and will take place for Filing 3 today.
  • Filing 4 Custom and Filing 5 were able to water yesterday; we ask for conservation in watering.
  • Bookcliff will be here today for scheduled irrigation checks.
Our objective is to stretch the water we have and we ask for cooperation and limited watering. Keep an eye on the website for real time updates. Several years ago, due to a construction outage, we operated for a week without canal water intake.

ATTENTION ALL SHAREHOLDERS

We had a breach in the Power Canal last night due to a flash flood upstream. We are diligently working through the repair, and currently there is NO WATER in any of our canals. We are uncertain of how long this will take to repair and at this time we are estimating approximately one week but this is yet to be determined. We will keep you informed of any new information as soon as possible.

7.10.26 Low Water in Canal

As of 7.12.26 this problem was resolved by RWP and the irrigation canal is full. Regular irrigation schedules can be run starting on Monday.

7.10.26: The low water in canal is temporary and is due to low water in the Gunnison River and loss of a pump at Redlands Water & Power.  See their update: https://redlandswaterandpower.com/

We ask that no irrigation watering take place over the weekend as usual.  Thank you.

4.22.26 Update regarding startup:

Bookcliff Gardens has performed startup for Filings 1, 3, 4, and 5.  Homeowners with individual controls may start their systems now.  Thank you for keeping valves closed so that full pressurization could occur.  For those homeowners who do not control their system clocks, we will be publishing a final schedule as soon as all startup items have been completed.  It is anticipated that the schedule will be very similar to last year in terms of time of day, but fewer days of the week.  If you have questions during the season, please contact bod@seasonshoa.com whether it’s just a question or there is an emergency.

4.17.26 Update regarding irrigation

The canal is filled and water is flowing into the pond for the Large System (Filing 4 &5). On Monday the 20th, Bookcliff Gardens will likely begin work to startup both the Small and Large Systems. Homeowners with individual valve control boxes should ensure their valve is closed so the system will pressurize, and please check back here or watch for email notice as to when you can turn your individual system on and start watering with canal water.

Update 3.17.26

Bookcliff Gardens has let us know that the Spring Cleanup for common area landscaping will likely start March 18 or 19 and continue into the next week for some areas.

Irrigation/Landscape Update 3.15.26

All dates are subject to change. Please check back here for any changes prior to scheduling any individual irrigation work.

Canal Irrigation:

Redlands Water & Power is planning on flushing the canals of debris and mud on April 6th and 7th  so you will see short-term water during that time. Current plans for seasonal water-in-ditch is to start on April 14th. It will take a few days for water to reach The Seasons and then there will be a wait time to allow silt to settle before startup operations begin.

Bookcliff is planning on startup the week of April 20th; homeowners in Filings Filing 4 Custom and Filing 5 who have individual control boxes for canal irrigation should not plan on turning on their irrigation until an email is sent out with the ok to turn irrigation on. Individual control valves should be turned off prior to April 14; this is important so that the Large System can be pressurized.

Bookcliff will be starting up the Small System (Filings 1&3) and Filing 4 Courtyard homes (Lots 1-18) once the systems are up and running. A schedule for turf and drip watering will be emailed and published on the HOA website.

Please check the HOA website for irrigation updates.

Landscape:

HOA Common Area Spring Cleanup performed by Bookcliff is scheduled during March 23-26. Involved areas include the Filing 4 Berm and Entranceways and other common areas.

Scheduled turf maintenance in Filing 4 Courtyard homes will be carried out over the rest of March and into April including aeration, fertilization and weed control. Depending on weather, mowing will begin approximately the first of April.

Fire Mitigation of overgrown shrubs will be performed on the rock wall of the diversion pond next to the homes on Snow Mesa Court in Filing 6.

Other Completed Projects:

  • Maintenance trimming of ash trees at front entryway and deadwood on trees on Berm 4 and High Tiara entrance.

  • Removal of two dying trees, one at High Tiara and one on Berm 4; replacement with shrubs is scheduled as there is not room for trees to grow. Three tree service companies recommended removal.

  • Trees on Berm 4 and ash trees at front entrance are being winter-watered this year due to drought and high stress on these trees.

  • Three irrigation water vaults with excessive mud from last fall’s flooding were cleaned by a hydro-vac company.

  • Small system (Filing 1 and 3) pump repair of new bearings and seals.

  • HOA Drain valve replacement to assist in easier cleanout and reduction of “clamshell” issues along north side of Whitetail Lane in Filing 4 Custom. Homeowners along Whitetail Lane in Filing 4 Custom are reminded that they are responsible for cleaning of their individual control valves to eliminate clamshells at their valves.
